WHY HAVING A HOME INSPECTION
IS IMPORTANT TO YOU

FOR THE BUYERS:

As the purchase of a home may be your single most expensive investment, it makes good sense to have a professional home inspector inspect the property prior to the close of escrow. You may be made aware of some necessary repairs which were not disclosed.

FOR THE SELLERS:

Why agree upon a final sales price without the knowledge of any unknown necessary repairs? The inspection can also be used to aid you in meeting disclosure requirements.

#1. EXPERIENCE - REPORT

There is no substitute for practical field experience. Since 1988, the inspections performed have included homes ranging from single wide mobiles to estate homes sold for millions of dollars. Our informative report is designed for easy reading and comprehension. The room by room report describes to you in detail what we find as opposed to some reports which offer only a generic checklist. The report also includes an easy reference summary page along with digital photos of the home and selected problems.

#2. INSPECTION STANDARDS

ASHI (the American Society of Home Inspectors) has established a national Standards of Practice. These are the standards which Sierra Inspection Services adheres to.

#3. MEETING WITH THE INSPECTOR

If you can be present following the inspection, the inspector will discuss with you the items that will be listed on the finished report as either "not functioning properly" or, are "in need of repairs". This meeting provides you with the perfect opportunity to ask the inspector for his opinions regarding the various aspects of the home.

#4. THE INSPECTOR IS INSURED

The inspector is insured with an Errors and Omissions Policy as well as a General Liability Policy. As a licensed contractor, the inspector is also bonded.


#5. THE INSPECTOR

Marvin Hampton has been inspecting homes in the Greater Mother Lode Area since 1988. He is a licensed contractor who has personally performed more than 4,000 inspections. This inspector does not do any repair work or quote any repair costs, so you are assured of receiving a completely unbiased inspection and report.

HOW LONG? - INSPECTION TIME & COMPLETED REPORT

The time of the inspection is determined by the size of the home along with some other variables. As a general rule, the average sized home takes about 3 hours to inspect. As long as the signed inspection contract agreement is returned, the completed report will be ready for distribution the following day.

Notes: Prices are based upon single structures and include the attached or detached garage. The inspector should be made aware of any other structures to be inspected and if there are any, they will be added to the square footage costs. This would include any second garages, shops, in-law quarters, barns, out buildings, etc.

For homes 4000 square feet or more, Multiple Units or Commercial Properties - call for a price quote.

The price quotes are based upon information provided to the inspector. Should the square footage provided not be accurate, then the cost will be adjusted accordingly.

There is no charge for the after inspection meeting with the inspector. However, as this meeting is offered as a courtesy to the client, the inspector needs to be informed in advance of the clients desire to meet with him and that the client be on time. Arrangements can be made to meet with the inspector at a later date for which there will be a charge determined by the amount of time spent including travel and travel costs.

*Sierra Inspection Services offers all our clients a $25.00 discount if payment is made outside of escrow and is received within 7 days of the inspection.
